A vacation rental has one job between guests: be exactly as good as the listing photos by check-in time. That window is usually four or five hours, and it is the same window for every other rental on the block. Gulf & Bay Cleaning Co. runs turnovers for Airbnb, VRBO and direct-booking hosts on both coasts, with a checklist that covers cleaning, linens, restocking, staging and a report on what the last guest left behind, all finished before the next guest reaches the lockbox.

The schedule comes from your calendar, not from a phone call. Share the booking feed from your platform or your property management software and turnovers are placed automatically as reservations come in, including same-day turnovers and the last-minute booking that appears on a Friday morning. After each visit you receive photos of the staged rooms, a note on supplies that are running low and a damage report with pictures if anything is broken, stained or missing, sent in time to file a claim with the platform.

Every market has its own turnover problems. Miami Beach and Hollywood condos come with building rules, service elevators and sand in every corner of the entry. Fort Lauderdale homes on the Las Olas Isles and Cape Coral canal homes have pools, docks and lanais that guests treat as an extension of the living room. Marco Island and Naples units see seasonal guests who stay longer and expect more, and salt air films the sliders and railings between visits. Wet towels and humidity turn into odor by the second day if a bathroom is not fully dried. Our crews know each of those markets and stage accordingly.

Property managers with several units get one contact, one standard across every property and reporting they can forward to owners without editing. We can run a linen program with a second set per unit so beds are made with fresh sheets while the used ones are laundered, and we restock consumables from your inventory or ours. Tell us the number of units, bedroom count and typical checkout and check-in times, and you get a firm price per turnover before we start. The team is licensed, insured and bilingual, and brings its own equipment to every property.

FAQ

Common questions

Can you do same-day turnovers?

Yes. Most of our turnovers happen between a late-morning checkout and a mid-afternoon check-in. Because turnovers are scheduled from your booking calendar, we know about back-to-back stays as soon as they are booked. For a same-day booking that appears with a few hours of notice, message us and we will confirm whether a crew can reach the unit in time.

How do you know when a turnover is needed?

You share the calendar feed from Airbnb, VRBO or your property management software, and our schedule updates as reservations are added, changed or cancelled. Nobody has to text us dates. If a guest extends or checks out early, the schedule moves with it, and you receive confirmation of every scheduled turnover in advance.

Do you handle linens and towels?

Yes. With a second set per unit, we make the beds with fresh linens and take the used set to launder, returning it for the next turnover. If the unit has a washer and dryer and the turnover window allows, we can launder on site. We also count linens and towels each visit and report anything missing or stained.

What happens if a guest damages something?

The crew photographs it and sends you a damage report the same day, with pictures and a short description, so you can file a claim through the platform within its deadline. We also note wear that is not damage, such as a worn sofa cushion, so you can plan replacements. Minor fixes that we can handle safely are done on the spot.

Do you work with property managers who have multiple units?

Yes, and it is a large part of what we do. Managers get one contact, one checklist across every property and reports formatted so they can be forwarded to owners. Units in Miami Beach, Fort Lauderdale, Hollywood, Marco Island, Cape Coral and Naples can all be on the same account, each priced by its own size and layout.
