Airbnb Turnover Cleaning Guide for South Florida Hosts

A vacation rental lives or dies on the turnover. Guests check out at ten, the next group arrives at four, and everything that happens in between decides the review. This guide covers what a professional turnover includes, how same-day turnovers work, how linens and restocking are handled, how damage gets reported, and how South Florida’s two seasons should shape your cleaning schedule.

What a turnover clean includes

A turnover is not a deep clean and not a maintenance clean. It is a reset to the exact state your listing photos promise, done against the clock. A Gulf & Bay Cleaning Co. turnover covers:

  • Bedrooms. Strip and remake every bed with clean linens, check under beds and in drawers for left items, dust surfaces, vacuum, reset pillows and throws to the photo layout.
  • Bathrooms. Full clean of toilet, shower, glass, sink and mirror. Fresh towels folded the same way every time. Replace toiletries and toilet paper. Check the drain and the exhaust fan.
  • Kitchen. Empty the dishwasher, wash anything left, wipe every appliance inside and out, remove guest food from the fridge, restock coffee, filters and basics per your list, run the disposal, take out trash and recycling.
  • Living areas. Vacuum, mop, wipe remote controls and switches, reset furniture and decor, confirm the TV and Wi-Fi work, set blinds to your standard.
  • Lanai, balcony, pool deck. Sweep, wipe furniture, straighten cushions, check the grill if there is one, look for sand and salt film on glass.
  • Exit check. Thermostat set, lights off, lock box or smart lock reset, door photographed closed.

Same-day turnovers

Most South Florida rentals run on same-day turnovers because a night empty is a night unpaid. The window between check-out and check-in is usually four to six hours, and the crew’s schedule is built backward from the check-in time.

For that to work reliably, three things need to be true. The check-out time must be enforced, because a guest who leaves at noon instead of ten takes two hours off the crew. The unit must be reachable without a person present, meaning a lock box, smart lock or building fob. And the host or manager needs to be reachable during the window for a decision on a stain, a broken item or an unexpected mess.

Linens and restocking

There are two workable linen systems. The first keeps two or three full sets on site, so the crew strips, remakes with a clean set and bags the dirty set for laundering. The second uses an off-site laundry service that delivers clean sets on a schedule. On-site sets are simpler for one or two units; off-site is worth it once you manage several.

Either way, the crew works from a written restock list per unit: how many rolls of toilet paper in each bathroom, how many trash bags, dish soap, sponges, coffee pods, paper towels, shampoo. The list is yours. We flag when supplies are running low so the closet never runs empty on a Saturday.

Damage and issue reporting

The turnover crew is the only person who sees the unit between guests, so reporting is part of the job. After each clean you get a short report with photos: anything broken, stained, missing or not working, plus the usual items such as burned-out bulbs, low batteries in the lock, a dripping faucet or a screen that came loose in the wind. The report arrives the same day so you can file a claim through the platform while the reservation is still open, which is the only time it is easy.

Seasonal demand on both coasts

South Florida has two rental calendars and Gulf & Bay works both. On the Gulf side, from Naples through Bonita Springs, Fort Myers Beach, Cape Coral and Sanibel, peak season runs roughly January through April, with a second bump in summer from families and a long tail of fishing and RV traffic around Lake Okeechobee. On the Atlantic side, Miami Beach, Fort Lauderdale, Hollywood and the Palm Beaches run heavy in winter too, but stay busy year-round with events, cruises and weekend traffic from within the state.

The practical consequence is that Saturdays in February are the hardest day of the year to book a cleaner on either coast. Hosts who lock in a standing turnover crew before Thanksgiving are covered; hosts who call in January are competing with everyone else. Summer brings hurricane season and its own needs: pre-storm lanai clearing, post-storm cleanup and, occasionally, a rush of displaced guests.

How property managers should schedule

If you manage more than one unit, the goal is a single, predictable relationship rather than a scramble per booking. What works:

  1. Share the calendar. Give the cleaning company read access to your booking calendar or a weekly export. Turnovers get scheduled the moment a booking lands.
  2. One checklist per unit. Photos of the “ready” state, the restock list, the linen count, the thermostat setting, the lock instructions. The crew follows it every time.
  3. Standing crew, standing days. The same people learn the quirks of each unit: the slider that sticks, the fan that squeaks, the closet with the spare key.
