Search “house cleaning cost” and you get a spread of numbers that do not match each other and rarely match the price you are actually quoted. That is not because cleaners are hiding something. It is because a cleaning price is built from a handful of facts about your home, and most online figures skip them.

What actually drives the price

Square footage and layout

Size is the starting point, but layout matters as much. A 2,000-square-foot single-story home in Cape Coral with tile throughout cleans faster than a 2,000-square-foot two-story in Weston with carpeted stairs, a loft and a lanai. Open floor plans go quicker than homes divided into many small rooms.

Number of bathrooms

Bathrooms are the most labor-intensive rooms in the house. Each one adds a shower or tub, glass, grout, a toilet, a vanity and a mirror. Two homes of the same size can differ noticeably in price if one has two bathrooms and the other has four. Kitchens count the same way: a large kitchen with a double oven, a wine fridge and an island is more work than a galley.

Current condition

A home that has been cleaned every two weeks is maintenance work. A home that has not been cleaned in six months, or a seasonal home that sat closed through a humid summer, is a different job. In a high-rise on Brickell, Fort Lauderdale beach or Park Shore in Naples, the clean itself may be quick, but getting there is not. Front-desk check-in, elevator reservations, loading-dock windows and limits on working hours all add time. A single-family home with a driveway does not have those steps.
